IS IT LEGAL TO HIRE A CONSULTANT TO CREATE CONSTRUCTION DOCUMENTS?Yes! But only if that consultant is a licensed architect. See our blog posts titled "Is it legal for architects to sign drawings created by consultants?" and "How does the California "Gig Workers Bill" affect my ability to hire consultants?" for details.
-
WHAT SERVICES DOES MOSAIC OFFER?We provide complete construction document preparation services including modelling, coordinating with consulting engineers, permitting, and construction administration services. We do not have capacity to produce specifications or interior design at this time, however, we will coordinate the drawings to align the specifications and interior design direction that you provide. Our goal is to handle the behind-the-scenes details to bring your design vision to life.
-
WILL MOSAIC’S CONSTRUCTION DOCUMENTS BE COMPATIBLE WITH MY OFFICE STANDARDS?In order for us to establish a good working relationship where our team can learn your particular office’s standards and best practices, work on your projects will be done exclusively by Rebecca and billed on an hourly basis for the first three months at a 33% discount. If your firm has not established office standards, we can use the office standards we have developed based on best practices.
-
WILL MOSAIC BE ABLE TO MEET MY DEADLINES WHILE SHOWING APPROPRIATE ATTENTION TO DETAIL?Rebecca is known for her reliability and her passion for accuracy and attention to detail! At the beginning of a project, we will establish a schedule to meet your deadlines, including project milestones to give you time to review our drawings so we can make any needed corrections. We will be in regular communication with you through the project lifecycle for clarification when needed.
-
HOW WILL I HAVE ACCESS TO THE CONSTRUCTION DOCUMENTS MOSAIC PRODUCES?We use industry-leading coordination tools such as Autodesk Construction Cloud and Bluebeam Revu to give the design architect full access to the latest cloud work-shared models and current PDF construction document sets.
-
DOES MOSAIC HAVE EXPERIENCE WITH THE PROJECT TYPE I NEED HELP ON?Currently, our work is focused on residential and multifamily residential projects. However, Rebecca has extensive experience with lab design as well as exposure to a wide variety of project types, including hotels, schools, university buildings, airport facilities and a mixed-use skyscraper in Dubai. Contact us to discuss your firm’s needs.
-
DOES MOSAIC’S TEAM UNDERSTAND MY LOCAL BUILDING CODES?We have extensive experience working with the California Building Code and the California Residential Code. We also have wide exposure to other codes based on the International Building Code throughout the Middle East and Africa and recent work in Oregon, Hawaii, and Mexico. Our focus at this time is on the California market, so if you are outside of CA, we will factor time into the project to gain familiarity with the codes and regulations in your area. (This is part of the reason that we offer a discount on our rates for the first few months.) You will find Rebecca to be a quick study and subsequent projects in your jurisdiction will be produced more and more efficiently.
-
WILL I BE ABLE TO REACH MOSAIC WHEN I NEED TO?Working across time zones can have its advantages. Rebecca is available in the morning hours Pacific time for online meetings and coordination. If you send us questions or instructions during the afternoon, we usually have an opportunity to review it and make any clarifications needed during the evening Pacific time. Then, we get the bulk of our production work done while you are sleeping, so you have the finished product first thing in the morning.
